220 Cachet Woods — Corporate Office & Data Centre Headquarters

Markham, Ontario — Minor Variance, Site Plan Approval

Corbett Land Strategies Inc. represented assisted in the development approvals necessary to construct a five-storey, 16,000-square-metre office building and data centre at 220 Cachet Woods in Markham, intended as the new headquarters for a growing telecommunications company. CLS carried the file through three successive submissions, coordinating an architectural design featuring two solar-optimized office blocks joined by a distinctive shading veil, structured at-grade parking, and generous landscaped courtyards serving as employee amenity space. CLS successfully secured Committee of Adjustment approval and obtained the Site Plan Control endorsement of the proposal. CLS coordinated directly with City of Markham and York Region staff on a series of complex technical matters, including permanent and temporary dewatering systems, retaining wall design, photometric lighting compliance, and the realignment of Cachet Woods Court to accommodate a future Highway 404 mid-block connector. The firm managed a multidisciplinary consultant team spanning architecture, landscape architecture, civil engineering, and electrical engineering, ensuring each discipline's requirements were reconciled into a single, coordinated resubmission package. CLS's president and vice-president of development planning jointly oversaw the file, reflecting the firm's senior-level engagement on complex commercial and corporate office developments. This project demonstrates CLS's capability to guide sophisticated, architecturally ambitious commercial developments through variance approvals, multi-agency technical review, and complex infrastructure coordination. It further underscores the firm's experience supporting corporate clients seeking purpose-built, headquarters-calibre office and technology facilities within the Greater Toronto Area.
