Corbett Land Strategies Inc. acted as land use planning on a Zoning By-law Amendment application to consolidate two adjoining employment-zoned properties in Scarborough and expand an existing office and warehouse building with a new self-storage warehouse use. CLS guided the application to a favourable Staff Recommendation Report presented to Scarborough Community Council in September 2024. The approved proposal adds approximately 14,171 square metres of one-storey industrial floor area, bringing the site's total gross floor area to roughly 21,600 square metres while fully achieving the City of Toronto's density, parking, and lot coverage requirements without the need for variances. CLS coordinated an extensive technical program in support of the application, including a Transportation Impact Study, Phase One and Two Environmental Site Assessments, a Geotechnical Investigation, a Hydrogeological Report, a Functional Servicing Report, and a Noise Study, each confirming the development's compatibility with its Core Employment Area designation. This assignment reflects CLS's expertise in employment-area intensification, a growing priority for Ontario municipalities seeking to protect and optimize industrial land supply.
