Corbett Land Strategies Inc. was retained as the coordinating planning consultant for the SPA2 Landowners Group, a coalition of landowners advancing eight subdivisions within Brantford's floodplain-affected Special Policy Area 2 (SPA2), adjacent to the Grand River. CLS continues to provide land use planning and project management services to achieve the development of a single, cohesive community of roughly 34.3 hectares, consisting of approximately 1,200 dwelling units spanning single-detached homes, street townhouses, and back-to-back/stacked townhouses. The firm coordinated an Block Plan Level materials, zoning by-law amendments, draft plans of subdivisions, necessary to resolve numerous constraints on behalf of all four landowners collectively. CLS represented the combined interests of the landowner group in its dealings with the City of Brantford's Planning Department, ensuring a consistent design vision and coordinated infrastructure plan across ownership boundaries. This engagement highlights CLS's expertise in coordinating multi-landowner, multi-consultant development initiatives and in reconciling complex floodplain and stormwater constraints with meaningful residential density. It also demonstrates the firm's capacity to manage area-wide master planning that lays the technical groundwork for individual future development applications.
