248–260 Grand River Avenue — Apartment Intensification
Brantford, Ontario — Lanewood Development Corporation — Site Plan Approval
Corbett Land Strategies Inc. assisting with the intensification of the lands located at 248–260 Grand River Avenue in Brantford. The proposal, guided by CLS through multiple resubmissions, introduced three six-storey apartment buildings totaling approximately 318 total units. CLS supported the Client by providing land use planning services in support of Zoning By-law Amendment, Site Plan Approval and Draft Plan of Condominium Ontario Land Tribunal decision, then carried the project through detailed site plan review addressing stormwater management, servicing, lighting, and grading requirements set by the City of Brantford and the Grand River Conservation Authority. CLS's involvement spans site planning, heritage coordination, and servicing negotiations, reflecting the multidisciplinary project management the firm regularly provides on intensification projects within sensitive, constrained urban sites. This engagement highlights CLS's experience adding meaningful density to existing multi-residential communities while safeguarding adjacent heritage character and managing floodplain-related technical requirements. It further demonstrates the firm's comfort working along Ontario's waterways, where stormwater, conservation authority, and heritage considerations converge with development objectives.
