Corbett Land Strategies Inc. prepared and advanced approvals for an innovative agri-tourism retreat, consisting of a unique two-storey facility proposed on a working farm at 3355 Golf Club Road in rural Hamilton. The applications included the successful implement of Official Plan and Zoning By-law Amendments, implements, provision of expert land use planning services at the Ontario Land Tribunal decision, and receipt of Site Plan Approval by the City of Hamilton. The Agri-tourism Retreat features guest accommodation, educational spaces, meal preparation space, together with twenty parking spaces, of which benefits from proximity to the property's existing orchard, greenhouse, and agricultural operations. CLS worked closely with the Client, project architect and a multidisciplinary team of environmental, engineering, and heritage consultants to ensure the proposal satisfied the necessary legislation and regulatory requirements. This project highlights CLS's versatility beyond conventional residential and commercial development, extending the firm's expertise into niche agri-tourism and hospitality uses within environmentally sensitive, Greenbelt-protected rural landscapes. It demonstrates the firm's ability to translate hard-won tribunal approvals into fully realized, technically sound development applications ready for construction.
