2036 Bovaird Drive — High-Rise Mixed-Use Redevelopment
Brampton, Ontario — Official Plan & Zoning By-law Amendment
Corbett Land Strategies Inc. supported the development aspirations of its Client to amend the City of Brampton's Official Plan and Zoning By-law for a major mixed-use redevelopment of the former “Apple Factory” farm market site at 2036 Bovaird Drive and adjoining Mississauga Road properties. The proposal comprises four high-rise mixed-use buildings ranging from 10 to 35 storeys and three blocks of back-to-back townhouses, delivering 1,240 residential units and 1,454 parking spaces. CLS structured a sliding-scale zoning framework for office and commercial uses at the base of the towers, balancing market realities with the City’s economic development objectives tied to this emerging neighbourhood. The firm successfully navigated a Statutory Public Meeting in October 2023 without objection, and secured a Staff Recommendation Report supporting approval in February 2025. CLS also assisted in the application of cost sharing framework with neighbouring landowners and coordinated a heritage conservation strategy for the site’s circa-1880s farmhouse. The firm anticipates advancing a phased Master Site Plan, and integration with adjacent approved subdivisions being developed by other major GTA builders to the west. This assignment showcases CLS’s capability to lead very large-scale, high-density mixed-use applications that combine complex zoning innovation, heritage conservation, and multi-landowner infrastructure coordination. It stands as one of the firm’s most significant high-rise mandates, reflecting deep experience in Brampton’s rapidly intensifying Northwest Growth Area.
